Document Description
The applicant is proposing to subdivide one 11.42-acre parcel into 22 single family residential lots with one remainder. The subject property is located at 3130 E. Tuolumne Road, Stanislaus County APN 073-016-007. A Planned Development is proposed to allow for various deviations from the Residential Estate development standards in the East Tuolumne Master Plan (ETMP) detailed below. A dual use drainage basin will be installed and landscaped to handle the stormwater for the development. The development will meet the required density of the Residential Estate Zoning District The Planned Development is requested to allow for deviations from the minimum lot width, and setbacks required in the R-E Zoning District as established in the East Tuolumne Master Plan as well as deviations from the roadway standards. The proposed deviations from the development standards are described below. • Reduce the 15’ wide landscaped area and PUE adjacent to the wall along Waring Road to 10’. • Reduce the 20’ travel lane along waring to a 12’ travel lane and 2’ wide striping area. • Eliminate the 8’ wide landscaped center median for the entry roadway into the subdivision on proposed Leslie Lane.
