- The project site is currently developed with an approximately 143,815-square-foot, 37-foot tall commercial structure and an associated 365 auto space and 62 trailer space surface parking lot formerly occupied by Fry’s Electronics, a retail-commercial operator. The proposed project would include a change in use from retail to industrial uses and associated improvements to the existing commercial structure and surrounding surface area to accommodate proposed industrial operations. The proposed improvements would include interior and exterior improvements and updates to the existing structure, including demolishing existing tenant improvement features; replacing the existing roof; upgrading power service to the building; the addition of an interior mezzanine level of approximately 6,000 square feet in the southwest corner of the existing building; new loading and receiving docks and drive-in doors; and façade design improvements. No changes to the height or footprint are proposed. The proposed project would include up to 18 docking doors and 3 drive-in doors on the building’s south elevation. In addition, it would include minor modifications to the parking layout to provide separate trailer and auto stalls. The southern portion would also accommodate outdoor storage that would be used for equipment, merchandise, container, and trailer storage. The proposed project would include site improvements such as internal, grading, paving, and landscaping.
