Harker Bucknall Multi-Purpose Building Project
Description
The existing project site [Assessor’s Parcel Number (APN) 403-59-012] is an approximately 8.9 acre (391,961 square foot) primary school site located at 4300 Bucknall Road, in the City of San José. The project site has a General Plan Designation of Public/Quasi-Public (PQP) and is zoned Public/Quasi-Public (PQP). The site has approximately 103 parking spots provided between the three on-site parking lots which each have two access points for a total of six access points around the project site. Proposed Project As proposed, the project would demolish the existing library building on the north side of campus and a portable classroom building on the south side of campus, and construct a two-story multi-purpose building and reconfigure the parking lots on an existing private primary school campus. The project would also construct an addition to the existing Building 500. All other buildings would remain as built on campus. The modifications to the campus are intended to support an increase in enrollment from 580 to 650 students. The multi-purpose building would be located at the south end of campus and include a multi-purpose room, library, and six classrooms on the first floor and seven classrooms on the second floor. The building would have a total of 13 classrooms. One level of below-grade parking with 33 parking spaces would be located under the building. The multi-purpose building would be approximately 34,156 square feet with a maximum height of 30 feet to the roof and 44 feet to the top of the mechanical screen. The proposed project would utilize all electrical appliances and heating systems and not use any natural gas. The Building 500 addition would house four new classrooms and would match the existing structure with like exterior finishes. The addition would be approximately 4,300 square feet with a maximum height of 25 feet to the roof. Parking and Circulation The campus currently has 103 parking spaces spread over three parking lots. As noted above, the new multi-purpose building would include one level of below-grade parking. This parking area would provide 33 parking spaces and would connect to the existing parking lot on the southwest corner of the project site. The improvements on the south side parking lot would replace the two existing driveways with three realigned driveways (one 24-foot-wide driveway and two 26-foot-wide driveways). The parking lot would also have a new site access driveway cut within the parking lot for fire access. The number of parking spaces in the existing south side parking lot would be reduced by 24 spaces for a total of seven parking spaces in the reconfigured parking lot. On the north side of the campus, the library would be demolished and the parking lot near this area would be reorganized for drop-off and pick-up operations. A total of 126 parking spaces would be provided in the proposed reconfigured parking lots across the entire campus and new building. Open Space The grounds of the school around the existing gymnasium and new multi-purpose building would be redesigned with new landscaping and play areas. This would include a relocated basketball area, running track, playground, seating area, and various landscaping features. Construction Excavation for the multi-purpose building would be between 12 and 15 feet below the ground surface. Construction will occur over approximately 25 months for the entire project including the new multi-purpose building, the Building 500 addition and reconfigured areas.
