NORTHGATE 42 GAS STATION

Description

The proposed project involves the demolition of three existing on-site commercial structures. The site will be redeveloped to support a new commercial center consistent with the City’s General Plan land use designation and zoning classification. The four proposed commercial buildings will consist of the following uses: (1) a 5,599 square-foot convenience store (“C-Store”) with an associated 6,333-square-foot fuel canopy accommodating sixteen vehicle fueling stations; (2) a 2,976-square-foot quick service restaurant with a drive-through lane; (3) a 6,003-square-foot sit-down retail/restaurant building; and (4) a 3,743-squarefoot automated car wash. A total of 82 parking spaces will be provided, including six Americans with Disabilities Act (ADA)-compliant spaces, three of which are van-accessible. The project will also provide nine electric vehicle (EV) ready spaces and fifteen EV charging station (EVCS) spaces. Eighteen vacuum stalls will also be included adjacent to the automated car wash. Access to the site will be provided via two driveways: one on West Pacheco Boulevard and one on West I Street (WSCS Design 2024). The project also involves planting approximately 114 trees on-site. The project’s construction-related activities will include site preparation and grading, landscaping, paving of on-site driveways and circulation infrastructure, and the construction of four new commercial buildings.
