Description: The Project would construct an approximately 106,752-square-foot new one-story concrete tilt-up warehouse/industrial use building. An approximately 36,613 square-foot prefabricated canopy structure would be installed over the loading zone along the east elevation. The maximum height of the building would be 46 feet. Approximately 8,694 square feet of the total 106,752-square-foot building would be incidental office use. Four access driveways would provide ingress and egress to the Project. The Project would provide approximately 178 employee parking stalls, 10 accessible stalls, 413 van parking stalls, 18 electric vehicle(EV) parking stalls, 72 EV capable stalls with the ability support future EV equipment, 18 bicycle parking stalls, and 5 motorcycle parking stalls. Project implementation would remove existing vegetation on site, including 36 trees. A total of 179 new shade, accent, and street trees would be planted.
