The applicant (project sponsor) requests approval of a Vesting Tentative Subdivision Map for a two-lot subdivision of a vacant 7.23-acre parcel into a 2.93-acre Parcel "A" and a 4.61-acre Parcel "B". The project also includes a lot line adjustment with APN 409-320-037 which will reduce the size of the affected parcel from 3.27 acres to 2.94 acres.
The applicant has also submitted a development plan application for the construction of two warehousing and manufacturing buildings on the project site to be 94,444 square feet and 36,129 square feet respectively with deviations to the maximum height and lot coverage allowed for the North Richmond planned unit district. The development will include frontage improvements, new drive aisles and parking areas as well as new landscaping. A tree permit for the removal, relocation, and work within the dripline of code-protected trees is included with the project.
