Document Description
The project includes constructing a 408-square-foot, one-story addition to the north elevation of an existing one-story, ca. 1917 Craftsman-style single-family residence within the Oakhill-Brewster Historic District. The addition, set back approximately one foot ten inches from the primary (east) façade, would contain a family room, den, powder room, and storage area, with a shallow-pitch shed roof rising to the midpoint of the existing gable roof. Associated site modifications include relocating an existing concrete walkway and pedestrian gate, removing one vehicular gate and reconfiguring the remaining vehicular gate, and constructing a new concrete retaining wall. Exterior materials and colors are proposed to be consistent with the existing residence. New wood sash windows will be painted dark red to match, and a composite shingle roof will match the existing. No off-site improvements are proposed.

Notice of Exemption

Exempt Status
Categorical Exemption
Type, Section or Code
Section 15331 (Historical Resource Restoration/Rehabilitation)
Reasons for Exemption
The project is categorically exempt from the provisions of CEQA pursuant to CEQA Guidelines Section 15331 (Historical Resource Restoration/Rehabilitation), which exempts projects involving limited repair, restoration, preservation, and reconstruction of historical resources in a manner consistent with the Secretary of the Interior's (SOI) Standards for the Treatment of Historic Properties. The existing historical resource and the proposed project were reviewed by a qualified architectural historian who determined the modifications are consistent with SOI Standards for rehabilitation.

Exempt Status
Categorical Exemption
Type, Section or Code
Section 15301 (Existing Facilities)
Reasons for Exemption
The project is also categorically exempt pursuant to Section 15301 (Existing Facilities), which exempts projects involving minor alterations to existing private structures including interior alterations, rehabilitation of structures to comply with current standards, and additions that do not result in an increase of more than 50 percent of the floor area or 2,500 square feet. The proposed project will result in a structure equipped with windows that comply with current efficiency standards, interior modifications, and an addition that adds 42.5 percent additional floor area. Pursuant to CEQA Guidelines Section15300.2, there is no exception to the exemption that would disqualify this project from using a categorical exemption. Section 15300.2(f) does not apply because this project will not cause a substantial adverse change in the significance of the historical resource.
