Document Description
The project proposes a Precise Development Plan to allow a 12,303-square-foot travel center on a 10.6-acre portion of a 26.41-acre parcel. The proposed travel center will include a convenience store, a fast-food drive-thru restaurant with a limited dine-in seating, one service station for standard vehicles with 16 auto fuel pumps, and a 9 bay semi-truck diesel fueling station with an associated semi-truck scale. The proposed travel center will operate 24 hours a day, seven days a week, with an anticipated 8-12 full-time employees per shift. The travel center will also include an office, food and beverage sales (including closed lid alcohol). Additional services for long haulers include a small lounge with couches, televisions, a vending machine and a separate restroom with shower area. The plan includes 49 truck parking spaces intended for short term and overnight use, four electric vehicle (EV) charging stations, and six heavy truck (EV) charging spaces. Above ground fuel storage tanks with a maximum storage capacity of 100,000 gallons of diesel and 100,000 gallons of gasoline would be located in the northern portion of the project site. The proposed project includes a request for a Zone Variance to allow a pole sign with a 300-square-foot sign face where a maximum 240-square foot sign face is allowed and a 70-foot-sign height where a maximum of 35-feet is allowed.
