The Indio Grand Marketplace Phase II project includes Planning Review Discretionary approval for three commercial pad buildings totaling approximately 10,290 square feet on approximately 2.09 acres, associated site improvements, and a Master Sign Plan; a Conditional Use Permit for three drive-through facilities serving two quick-service restaurants and one financial institution; and Tentative Tract Map No. 39527 to subdivide approximately 16.68 acres into seven development parcels and one remainder parcel. Associated improvements include parking, circulation, pedestrian pathways, landscaping, and utility infrastructure. The project supports continued redevelopment of lhe Grand Marketplace shopping center and provides commercial services benefiting residents, businesses, and visitors.

Reasons for Exemption
The project is consistent with the development density and applicable policies established by the City of Indio General Plan 2040, the Highway 111 Corridor Specific Plan, and the Mixed-Use Corridor (MU-C) zoning designation. The City reviewed the project and the supporting CEQA Guidelines Section 15183 Consistency Analysis and determined that the project is within the scope of the environmental impacts previously evaluated in the certified City of Indio General Plan 2040 Program Environmental Impact Report (State Clearinghouse No, 2015081021 ). No project-specific significant environmental effects requiring additional environmental review were identified. Accordingly, the project satisfies the requirements of Public Resources Code Section 21083 3 and CEQA Guidelines Section 15183, and no additional environmental review is required.
