LUNR-25-4 for the following: 1. Conditional Use Permit LUNR-25-4 to construct a 120-foot unmanned wireless tower and associated equipment within a 50-foot by 50-foot fenced lease area on an approximately 75-acre parcel zoned AE-37 (Exclusive Agriculture, Thirty-Seven Acre Minimum) under Title 17 of the Tuolumne County Ordinance Code (TCOC). 2. Determination that the proposed facility complies with the Service Gap provisions indicated in Section 17.94.100 of the TCOC to allow the tower to be located within 175 feet of a parcel zoned RE-2 (Residential Estate, Two Acre Minimum).

Reasons for Exemption
After reviewing the project and its setting, the Environmental Coordinator for the County of Tuolumne has determined that the project is categorically exempt from review under the California Environmental Quality Act (CEQA) pursuant to Section 15303 of the State CEQA Guidelines. The project consists of construction of a wireless telecommunications tower facility not exceeding 2,500 square feet in floor area and does not involve the use of significant amounts of hazardous substances. None of the exceptions to the use of categorical exemption found in Section 15300.2 of the State CEQA Guidelines apply to this project.
