Document Description
The project will rehabilitate, modernize, and bring into code compliance the existing, dilapidated Pool Complex at Grover Hot Springs State Park. The project consists of the in-kind replacement and minor modification of existing facilities entirely within previously disturbed soils, with no expansion of the facility's original footprint or capacity. Specific project components include:
Pool and Deck Reconstruction: Demolition and replacement of the existing hot pool (approx. 22’ x 47’) and cold pool (approx. 25’ x 50’) in their identical dimensions; replacement of the concrete pool deck and 1,200 linear feet of integrated hydronic heating piping; and installation of two Americans with Disabilities Act (ADA) compliant accessible pool lifts.
Building and Facility Improvements: Modernization and selective demolition of the existing changing/locker room to meet accessibility codes (including a 90 sq. ft. building addition and roof replacement); demolition of a 114 sq. ft. non-compliant lifeguard shack and construction of a new lifeguard tower; and construction of a new 300 sq. ft. ticket kiosk/storage structure with associated concrete retaining walls within an existing native plant garden area.
Site Utilities and Mechanical Upgrades: Removal and replacement of above-grade pool mechanical equipment (pumps, controllers, chemical feeders) within the existing pump building; installation of a new site-cast heat exchanger vault; and trenching for underlying site utilities, including storm drains, electrical conduit for pool lighting, a 60-linear-foot liquid petroleum (LP) gas line, and dedicated pool piping (suction, return, skimmer, fill, and drain lines).
Fencing and Landscaping: Removal and replacement of perimeter wood fencing, split-rail fencing, and metal handrails. Native plants within the ticket kiosk footprint will be salvaged and replanted in an adjacent 223 sq. ft. area.
All excavated spoils and demolished materials will be hauled off-site and disposed of properly at an approved facility. Temporary Best Management Practices (BMPs) for storm water and erosion control will be installed prior to construction and maintained throughout the duration of the project.
