Request by Eric Wagner for a Vesting Tentative Parcel Map (CO-25-0017) (N-SUB2025-00024) to subdivide an existing 17.96-acre parcel into three parcels of approximately 6 acres each for the purpose of sale and/or development. The parcels will be served by onsite wells and septic systems. Vehicular access will be provided to each parcel from an existing shared private road that will be widened and resurfaced to meet CalFire standards. The project will also require minor frontage improvements along Noyes Road. Total site disturbance associated with frontage and driveway improvements will be about 21,245 square feet including approximately 505 cubic yards of cut and 150 cubic yards of fill. The project site is within the Residential Rural land use category and is located at 1500 Noyes Road about one mile north of the City of Arroyo Grande. The site is in the San Luis Bay Inland Sub Area of the South County Planning Area.
