Document Description
The Yosemite Lake Estates project (Yosemite Lake Estates or proposed project) proposes an approximately 1,173.73-acre development of housing, neighborhood commercial, and open space uses located largely at the northeastern corner of the G Street and Old Lake Road intersection. The project site is surrounded by rural residential and agricultural uses to the north, east, and west, and is proximate to UC Merced. The proposed project would include between 3,351 and 7,185 residential units at variable densities and product types, a 9.5-acre neighborhood commercial site, and 555.3 acres of open space/park. The conceptual land use plan shows a realistic yield of 4,392 residential units with ten different product types/lot sizes. Following approval of the project, the City would submit an application to the Merced County Local Area Formation Commission (LAFCo) to annex the project site from Merced County to the City of Merced.
