Document Description
The Project is a tentative subdivision map for a 143-lot single-family development of 48.6 acres of vacant land. The Project would include infrastructure improvements, site grading, and the construction of internal residential streets, sidewalks, stormwater drainage facilities, utility connections, street lighting, landscaping, and dedication of a 2.1-acre park site and trail easements. Off-site roads would be constructed to provide access to the Project from Oasis Road to the north and Gold Hills Drive to the southwest as well as to connect two non-contiguous portions of the Project across neighboring land. Development would be limited near greenways and stream corridors.

Reasons for Exemption
The Project is consistent with the development density established for the site under the City of Redding Zoning Code and General Plan for which an EIR was certified on March 26, 2024. The Project does not result in any effects that are peculiar to the site or Project and does not introduce significant impacts beyond those previously analyzed in the General Plan EIR. No new or more severe off-site or cumulative impacts have been identified, and no substantial new information has emerged. The Project will implement applicable mitigation measures from the General Plan EIR, along with relevant regulatory requirements, General Plan policies, and Standard Conditions of Approval for Subdivision Maps. Therefore, the Project is exempt from further environmental review under CEQA Guidelines Section 15183.
