Document Description
The existing site is located on a narrow parcel within a residentially zoned district of Plan Area Statement Lakeside Park. Due to the shape of the parcel, the residential setbacks as stipulated by South Lake Tahoe City Code Table 6.85-1 create a restricted buildable area. The project proposes to remove the below ground fuel tanks used to serve the Lakeside Park Marina and build a new above ground fuel tank. This project specify authorizes a variance to allow the fuel tanks to encroach up to 10 feet into the front yard setback of 20 feet measured from the property line and encroach 7 feet 6 inches into the rear setback of 15 feet measured from the property line.

Reasons for Exemption
The existing fuel tanks for the Lakeside Marina are located below ground. The tanks will be removed (to be permitted under a different project) and the above ground fuel tanks will be placed on a pad (subject to approval under a separate permit). This variance allows for mechanical equipment to encroach within the setback standards. The existing fuel tanks are currently located in close proximity and the proposed fuel tanks will serve a similar capacity.
