The Project is a commercial development with a Community Commercial land use designation and Community Commercial (C-2) zoning designation, which allows convenience stores by right, and fuel sales and drive-throughs with the approval of a use permit. The site is located within city limits on a 1.6-acre parcel and is entirely surrounded by urban uses. The site is already fully developed with an existing building and parking lot and does not serve as a habitat for any animal species. As an existing developed site, there is not anticipated to be any significant effects in traffic and noise. All city services, including water, sewer, storm-water drainage, and public services are available to this site.
