Document Description
The project development area is approximately 13.75 acres and would include development of 86 housing units consisting of 68 single-family detached homes and 18 duet homes. Seven percent of the housing units are proposed to be designated as affordable to extremely low-income households, but the applicant has not provided information as to which unit types and units will be so designated. Two existing residences would remain, while one existing residence and associated structures, including greenhouses, sheds, and ancillary buildings, would be demolished. With the exception of a single residence at 1320 North Diana Avenue, which is proposed to be demolished, all structures on-site are less than 45 years of age. The project is being processed by the County pursuant to Senate Bill (SB) 330. The project would require site grading and installation of water, wastewater, storm drain, electrical, gas, and telecommunications infrastructure. Residential architecture would include Spanish, Traditional, Farmhouse, and Craftsman styles. Access would be provided from North Diana Avenue and connecting local streets within the surrounding neighborhood. Water service is proposed to be provided by a new public water system consisting of on-site groundwater production wells, water storage of approximately 43,500 gallons, and distribution infrastructure. Wastewater would be collected, treated, and disposed of onsite through a new wastewater treatment system. The water system and wastewater treatment system are proposed to be maintained privately for the development. Stormwater infrastructure would include drainage pipes, inlets, water quality treatment facilities, detention features, and related appurtenances. Landscaping would be incorporated along internal roadways, within residential areas, and adjacent to stormwater management facilities. Site preparation would include grading and removal of 31 trees. The project would be constructed in multiple phases over approximately two years.
