Document Description
Demolition of an existing office campus, resubdivide existing parcels and construction of 149 attached units in 22 multi-family townhouse buildings and 73 single-family detached units on a 14.02 acre project site. The proposed units are three stories with rooftop deck access. A total of 33 three-bedroom town home units will be designated as Below Market Rate (BMR) dwellings affordable to moderate-rate income households. 485 Parking spaces will be provided within private garages and on-street guest parking spaces. Common areas including park space, two dog parks, walking paths and overlook seating areas are provided. Improvements to the public right-of-way along the project boundary are also included.

Reasons for Exemption
Project is exempt from CEQA under AB13O. The project site is less than 20 acres, has previously been developed with urban uses, and is located within an urban area. With the approval of waivers pursuant to Government Code Section 65915(e), the project is consistent with the City's General Plan and applicable zoning regulations. The Project Conditions of Approval include conditions required to satisfy requirements of AB13O to avoid impacts to tribal cultural resources. The site is not located within a sensitive environmental area. The project does not involve the demolition of a historic structure, and no portion of the project is designated for use as a hotel, motel, bed and breakfast inn or other transient lodging.
