Document Description
The Boulders II Project proposes the development of 240 multi-family units on 10.15 acres. The Project proposes a (gross) density of 23.7 dwelling units per acre. A total of 378 parking spaces are proposed (269 carports/garages and 109 non-covered). In addition, the Project proposes a 795-square-foot maintenance building and recreational amenities, including a community center, a 5,025-square-foot clubhouse, pool, fitness center, business center, tot lot, multiple barbeque areas, dog park, and pickleball court. Within the southerly and southwesterly portions of the site the Project would conserve the existing hillsides. The Boulders II development consists of an approximately 10.15-acre parcel with a proposed developed area of roughly 9.6-acres. The proposed multi-family residential development includes 240 total units within five (5) four-story buildings, ten (10) two-story buildings, and two (2) one-story recreational and maintenance buildings totaling 126,028 square feet of development (“Proposed Project” or “Project”). The Proposed Project also includes 378 parking stalls to accompany residents and guests visiting the Project Site. As part of the approval process, the Applicant is requesting approval of a Zone Change, General Plan Amendment, and Minor Plot Plan (MPP# 24-0251)
