Document Description
This Permit Adjustment is granted for the replacement of the existing temporary Health Center Modular trailers (2,880 square feet (sq. ft.)) with a new permanent Health and Wellness Center (5,300 sq. ft. of gross indoor building area) that will provide physical and mental health services to students, faculty and staff. One new van accessible/ambulance parking space will be provided at the Health and Wellness Center, connecting to the existing service driveway at the project's north edge. The 2,000 sq, ft. Fitness Center Expansion, which was previously approved, will no longer be constructed. Project construction will require removing the four existing tennis courts which are contributors to the historic district on campus the new Health Center. These courts are located northeast of the pool and north of the Gym building. A certificate of appropriateness has been obtained by the Ventura County Cultural Heritage Board. Removal of the tennis courts will allow the school to create a new, centrally located, large open landscape space for student use south of the new Health Center. New accessible pathways will connect the Health and Wellness Center to other adjacent buildings and spaces on campus. In addition, four new tennis courts will be added at the existing Tennis Center on the south end of campus (approved under Zone Clearance No. ZC25-1028). Removal of two non-heritage sized oak trees and encroachment into the Tree Protection Zone of 21 trees will be required to accommodate the construction of the health and wellness center. Proposed new landscaping includes trees that represent the loss of the two oak trees, and the planting of new trees in planted areas. The work required to complete this Permit Adjustment will be done in the following order: • Demolition of the site area required for the new building, and construction and occupancy of the new Health and Wellness Center (Zoning Clearance, Demo Permit, Grading Permit, Building Permits); 14 months • Demolition of the temporary medical modular and remaining tennis courts (Zoning Clearance, Demo Permit) 2 months • Construction of a new, centrally located, large open landscape space (Zoning Clearance, Grading Permit) 3 months • Construction of new accessible pathways and other hardscape features as identified on landscape plan (Zoning Clearance, Building Permit for site stairs and retaining walls) 3 months concurrent with construction of the landscape area noted above.
