Document Description
The project proposes a Precise Development Plan to allow the development of a 129,236 square foot warehouse facility on a 6.41-acre portion of a 19.58-acre parcel. The proposed warehouse will operate seven days a week from 7:00 a.m. to 7:00 p.m., excluding major holidays. The facility will employ 15 to 20 warehouse staff, with an additional 3 (three) to 4 (four) administrative and logistics employees. Furniture products will arrive via semi-trucks and trailers, with daily operations receiving up to four major deliveries from manufacturers. Outgoing deliveries will be made by smaller trucks beginning at 8:00 a.m., typically returning between 4:00 p.m. and 5:00 p.m., with occasional later returns for long-distance routes throughout California and neighboring states. The project site will include employee and customer parking, for a total of 82 standard parking spaces, as well as a loading dock equipped with multiple roll-up doors for truck loading and unloading. The warehouse will support short- and mid-term storage of residential and commercial furniture to be distributed to local retail showrooms and retail purchasers of the furniture. Southwest of the Coberly Road and Cherry Avenue intersection, Section: 35, Township: 28 S, Range: 25 E. APNs: 090-340-18.
