Document Description
The Project proposes development of a Walmart Supercenter and associated commercial uses, including a 181,128-square-foot (sf) Walmart Supercenter, a fuel station containing 10 fuel dispensers (20 fueling positions), three 20,000-gallon underground storage tanks, and an associated convenience store; and two commercial outparcels intended for future retail and restaurant development. Additional project components include parking areas, internal circulation improvements, landscaping, lighting, storm drainage facilities, utility infrastructure, signage, and other site improvements to support the operation of the proposed development. The Project would provide approximately 732 parking spaces, including electric-vehicle charging spaces, accessible parking spaces, and designated online-order pickup parking spaces. Based on the current conceptual site plan, the Walmart Supercenter and associated parking areas would occupy approximately 21.63 acres; the fuel station and convenience store would occupy approximately 1.55 acres; Outparcel 1 would occupy about 2.19 acres; and Outparcel 2 would occupy about 0.97 acres. The Project also includes associated off-site roadways and circulation improvements necessary to serve the proposed development and support planned growth within the TSP area. Improvements include the construction of roundabouts at the intersections of Oakdale Road and Claratina Avenue and Oakdale Road and Mable Avenue, the construction of a third roundabout along the future Claratina Avenue extension, the extension of Claratina Avenue east of Oakdale Road, frontage improvements, pedestrian and bicycle facilities, utility improvements, and related circulation infrastructure. Approximately 3.47 acres would be dedicated as public right-of-way to accommodate these roadways and circulation improvements.
