Document Description
The proposed project is an amendment to the previous Tideland Use and Occupancy Permit (TUOP) to Chula Vista Water Sports (Tenant) at Chula Vista Bayside Park (“previous project”) (Clerk Document No. 79169). The previous project was approved on November 11, 2025, for the use of approximately 272 sq ft of land area for storage and rental of water sport equipment in the concession space attached to the south comfort station at Chula Vista Bayfront Park in the City of Chula Vista, California.
The proposed TUOP amendment would add the sale of café concessions to the existing use of the structure and expand the leased area to include patio space adjacent to the concessions structure. The patio space for vending, located adjacent to the comfort station, would be open to the public and would not be exclusive for Tenant use. Additionally, the proposed project would include new wall-mounted signage affixed to the existing building displaying the business name. The proposed signage would comply with the District’s tenant signage guidelines.
The amended and restated use of the area under this TUOP is currently and is proposed to be used only and exclusively for the purpose of (a) storage of paddle boards, kayaks and equipment used for programs at Chula Vista Water Sports, (b) sale of food, non-alcoholic beverages, ice cream, frozen confections, snacks, sandwiches, soups, salads, coffee, desserts, cookies, sundries, t-shirts, hats, and other novelty items bearing only the Tenant’s business name and/or logo, (c) sale of bait and fishing equipment, and for no other purpose whatsoever without the prior written consent of the Executive Director of District in each instance. The Tenant would be responsible for compliance with all laws and regulations associated with the activities on or in connection with the above-described premises, and in all uses thereof, including those regulating stormwater and hazardous materials.
It is anticipated that the TUOP would have a total term of approximately four (4) years. The TUOP may be terminated by the District or Tenant as a matter or right and without cause at any time upon providing thirty (30) days’ notice in writing to the other party of such termination.
