Reasons for Exemption
In accordance with CEQA Guidelines Section 15315, the project site is located in an urbanized area zoned for industrial use and would create four or fewer parcels and the division is in conformance with the General Plan and zoning, no variances or exceptions are required, and all services and access to the proposed parcel to local standards are available, the site was not involved in a division of a larger parcel within the previous years, and the parcel does not have an average slope greater than 20 percent.
In accordance with PRC Section 21083.3 and CEQA Guidelines Section 15183, a streamlined review (compliance checklist) was prepared for the future redevelopment of the project site to evaluate its consistency with the certified 2011 2010-2035 General Plan Final Environmental Impact Report (SCH# 2008092005). The compliance checklist determined that the future redevelopment project would not result in peculiar impacts to the project or the parcel on which the project would be located, a new significant impact that was not previously analyzed as a significant effect in the prior EIR, a significant off-site impact or cumulative impact that was not discussed in the prior EIR, or a more adverse impact than discussed in the prior EIR. Therefore, the future redevelopment project is exempt per PRC Section 21083.3 and CEQA Guidelines Section 15183.
