Document Description
The applicant, The Towers, LLC, is proposing to build a Wireless Communications Facility (WFC) at 307 E Winslow Rd., Niland, CA 92257, which consists of a 120-foot-tall monopole tower and related equipment within a 50-foot by 50-foot leased and fenced area at the northwest portion of the above-mentioned parcel. The proposed WCF would be developed, constructed, owned, and operated by The Towers, LLC. The proposed tower is located within the A-2-RE Zone, in which Communication Towers are allowed upon approval of a Conditional Use Permit (CUP #26-0006) under Title 9, Division 5, Chapter 8, Section 90508.02 (r). According to the applicant, the proposed WCF is designed to house the equipment necessary to fill a significant gap in Verizon's 5G and 4G LTE coverage experienced by its customers in Imperial County, more specifically within Calipatria along Highway 111. The tower would contain Verizon equipment with two (2) MX08FIT665-02E antennas, two (2) AIR3283 antennas, two (2) AIR6419 antennas, two (2) 4490 RRU's, one (1) 6' microwave, two (2) OVP boxes, one (1) GPS antenna, required antenna cabling, and HCS jumpers. The 2,500 sq. ft. lease area will be surrounded by a 6-foot-high chain link fence. Space for the future co-location of two additional wireless carriers has been made available on the proposed tower as encouraged under Title 9, Division 24.
The ground equipment will also be contained within the fenced area, including (2) Ground Mounted Radio Cabinets, (1) Equipment Canopy, (1) Fiber Box, (1) 200A ILC Cabinet, (1) Manual Service Light Switch Timer, (3) Service Lights, (1) Back-Up Diesel Generator, (2) Raised Concrete Pads, Cable Ice Bridge, Utility Backboard And Multi-Meter Utility Service mounted on concrete pad. Access to the lease area is being proposed to be a 180-ft-long and 12-ft-wide gravel road. A proposed Imperial Irrigation District (IID) transformer will be added adjacent to the lease area. Water and sewer services are not required for the proposed facility.
