Document Description
The proposed project would demolish the existing improvements on-site (including the existing 25,820 square foot office building) to construct an eight-story residential building (with a maximum height of 91 feet as measured at the top of the parapet) with 265 multi-family residential units and parking. The project would include approximately 25,700 square feet of residential open space through a combination of private and common open space. In addition, the project would include an approximately 0.3-acre privately owned, publicly accessible (POPA) open space area. The project would reserve approximately 15 percent of the residential units on-site for low- and very low-income residents; therefore, it qualifies for concessions and waivers pursuant to the State Density Bonus Law. The project approval includes a Special Development Permit.

Reasons for Exemption
In accordance with PRC Section 21083.3 and CEQA Guidelines Section 15183, a streamlined review (compliance checklist) was prepared for the project to evaluate its consistency with the certified 2023 Moffett Park Specific Plan Environmental Impact Report (SCH# 2021080338). The compliance checklist determined that the project would not result in peculiar impacts to the project or the parcel on which the project would be located, a new significant impact that was not previously analyzed as a significant effect in the prior EIR, a significant off-site impact or cumulative impact that was not discussed in the prior EIR, or a more adverse impact than discussed in the prior EIR. Therefore, the project is exempt per PRC Section 21083.3 and CEQA Guidelines Section 15183.
