Document Description
The proposed project would consist of the demolition of existing structures and the construction of 376 residential units on the approximately 58.62-acre site. The residential mix would include 162 single-family detached homes, 138 detached clustered homes, and 76 duet units. Seven percent of the housing units are proposed to be designated as affordable to extremely low income households, but the applicant has not provided information as to which unit types and units will be so designated. Architectural styles would include farmhouse, contemporary ranch, and progressive craftsman themes. The project includes residential amenities such as two park areas for the residents of the development (northeastern and southwestern), including turf areas, pickleball courts, and a playground. Site preparation will involve the removal of 28 trees designated under the County of Santa Clara Tree Preservation Ordinance, with the subsequent planting of 769 new trees. Infrastructure improvements include a new detention pond, a public water system, and a community onsite wastewater treatment system (effluent pump station, sludge bagging, two 200,000-gallon water tanks, and supply wells), and approximately 2.74 acres of leach fields. The Project is being processed under SB 330 (Housing Crisis Act) as a Builder’s Remedy project, and would require approval of a Major Subdivision, grading approval, and certification of an Environmental Impact Report (EIR).
