Document Description
The project would involve demolition of three existing one-story commercial buildings, totaling 8,289 square feet, and surface parking lot, and construction of an 11-story, 131,583 square-foot mixed-use building with 242 dwelling units and 3,720 square feet of ground-floor retail space, using density bonus provisions. The proposed project would include 22 very-low income units (15 percent of Base units) and eight moderate-income units (five percent of base units) for a total of 30 below-market-rate units. The project is eligible for streamlining under the “Near-Miss” rule under California Public Resources Code (PRC) Section 21080.1.
The project site is associated with a leaking underground storage tank case (City of Berkeley/San Francisco Bay Regional Water Quality Control Board [RWQCB] Case No. 01 1419) that was fully remediated and formally closed on October 17, 1995. Therefore, the project site is included on a list of hazardous material sites compiled pursuant to Government Code Section 65962.5.
