Document Description
The project seeks to improve energy efficiency through modernizing the Direct Digital Controllers that control the Variable Air Volume boxes that distribute conditioned air, and the Building Management System that control and monitor the entire HVAC system for the building by: 1) Replacing all existing variable air volume terminal units with new equipment and controls; 2) Upgrading the building management system communication network to provide integration and monitor multiple Building Systems, i.e. HVAC, Lighting, Fire Alarm, etc.; 3) Upgrading all direct digital control equipment controllers; and 4) Connecting the recently upgraded chiller and cooling tower controllers to the new control system network.

The project consists of minor upgrades and improvements at an existing building and involves no expansion of the existing building use. The Junipero Serra Building is listed in the National Register of Historic Places as a contributing feature of the Broadway Theater and Commercial Historic District. The project has been reviewed by a qualified Preservation Architect. It has been confirmed that the project, as shown in the drawings and specifications, conforms with the Secretary of the Interior's Standards for Rehabilitation, and with the Historical Resources Protection Plan included in the project construction plan set, there will be no impact to any historic features of the building. The State has confirmed no exceptions to the exemption apply.
