Mission Place, LLC (owner and applicant) is in the process of constructing the Mission Place Development located at 26874 Old Mission Road. A location map is provided as Attachment 1. As part of the project, landscape and irrigation improvements are being constructed adjacent to the westerly and northerly boundary of the development within El Camino Real and Old Mission Road. The subject improvements are proposed to be maintained by the developer under the provisions of the proposed Landscape Maintenance Agreement.

This proposed action has been reviewed in accordance with the California Environmental Quality Act (CEQA). The City's Environmental Administrator has determined that the action is categorically exempt from further review under the State CEQA Guidelines, Section 15301 Class 1 (Existing Facilities) and there is no substantial evidence demonstrating that an exception to a categorical exemption pursuant to CEQA Guidelines, Section 15300.2 applies. The Class 1 Categorical Exemption allows for the operation, repair, maintenance, permitting, leasing, licensing, or minor alteration of existing public or private structures, facilities, mechanical equipment, or topographical features, involving negligible or no expansion of use.
