Document Description
The applicant, Maverik, is proposing a Conditional Use Permit (CUP #25-0020) for the construction of a 50-foot-tall double-sided V-shaped pole sign with 243.4 square feet picture areas facing both east and west of Interstate Highway 8, at approximately 2,100 ft north of the intersection between Interstate Highway 8 and State Highway 111. Additionally, the Conditional Use Permit (CUP #25-0020) will allow the permittee to construct and operate two (2) 20-foot-tall monument signs with a picture area of 220 square feet per side. CUP #25-0020 will serve to allow the construction of the signs in conformance with Title 9, Section 90401.15 (G), which permits deviations from the sign regulations upon approval of a CUP. The proposed Variance (V #25-0004) will allow the applicant to exceed the 24’ height limit for pole signs on a C-3 (Heavy Commercial) by 26’ for a total height of 50’. This Variance (V #25-0004) will also allow the applicant to exceed the 200 square feet per side limitation on the picture area by 43.3 square feet, allowing a total of 243.4 square feet per side.
Additionally, the applicant has submitted a second Variance (V #25-0003) for the construction of two (2) monument signs exceeding the height limitation of 6’ by 14’, allowing the monument signs to be 20’, and the picture area limitation of 48 square feet per side by 172 square feet, allowing the monument signs to be 220 square feet per side in total. Said project will be complementary to a proposed development previously assessed for a Maverik gas station through General Plan Amendment #22-0002, Zone Change #22-0002 and Parcel Map #02499.
