Document Description
Project proposes repairs to the staone foundation walls of the Scapuccino house located at Indian Grinding Rock State Historic Park to allow for the continued use of the house as a park residence. On the northern portion of the structure, including the rear addition and porch, work will remove the perimeter skirting and rim joist and complete the following tasks:
For the post and pier foundation repairs:
• Install new reinforced concrete piers at sites of the failed posts and piers;
• Attach 4-in x 4-in pressure-treated posts to the new piers;
• Relocate existing electrical and plumbing lines and
• Install 4-in x 6-in pressure treated girders on top of the new posts and piers and secure.
For the new skirting:
• Install a pressure-treated 2-in. x 4-in. framework between exterior wall 4-in. x 4-in.posts;
• Install diagonal bracing between post for lateral stability;
• Install new 1-in. x 12-in. boards and 1-in. x 4-in. rough-sawn cedar battens as skirting on he rear addition and porch;
• Replace damaged siding on the eastern portion of the house to match existing; and
• Prime and paint all replaced skirting and siding.
For the stone masonry foundation:
• On the three (3) stacked stone masonry foundation walls, repoint where mortar is missing or deteriorated, while maintaining the historic character of the structure.
If necessary, the floor and subfloor in the kitchen will be removed to provide access for foundation repair work. Upon completion of the work, if serviceable, the original subfloor may be reused but could be replaced with a code-rated plywood subfloor of appropriate thickness and the original flooring will be reinstalled. Existing utility lines will be relocated, as needed, to allow for the new girder installation and placement.
