Document Description
The project requests Plot Plan approval for a Quick Crete Products (QCP) concrete furniture manufacturing facility. The facility will produce concrete benches, containers, and tables within an 88,400-square-foot building. Of this total, 83,700 square feet will be used for manufacturing and warehouse operations, 1,900 square feet for administrative offices, and 2,800 square feet for employee support and break areas. The site will be served by a 106-space parking lot. The Plot Plan also includes a mini concrete batch plant for on-site use only, a 36,963-square-foot outdoor storage area for finished products, and a 96,100-square-foot area for mold storage. The concrete mixing area will consist of equipment with a ½-yard capacity per batch, producing an average of 12 batches per day. In addition, the plan identifies a separate 62,000-square-foot area that is not part of the current project. Any expansion will be subject to planning approvals with the submittal of a substantial conformance or a revision, dictated by Ordinance 348. Existing date trees will be preserved and incorporated into the site’s landscaping where feasible, including within the Products and Sculpture Garden, a 32,085-square-foot detention basin, the undeveloped portion of the site, and along parking and entry areas. The project is designed to support pedestrian access through sidewalk improvements along its frontage on 54th Avenue as part of full half-street improvements. Two gated entrances are proposed for access from Avenue 54: the west gate will allow right-in/right-out movements only, while the east gate will permit westbound left-turn access for both passenger vehicles and trucks. Potable water and sewer services will be provided by the Coachella Valley Water District. Stormwater will be managed through on-site percolation. Electricity will be supplied by Southern California Edison, and natural gas service will be provided by Southern California Gas Company.
