Document Description
The project would operate 9,940 square feet (sf) of outdoor mature cannabis canopy cultivation composed of two primitive hoop houses and three greenhouses of various dimensions sized such that the cultivation canopy would remain under 10,000 sf, 5,880 sf of immature canopy. Existing cultivation support structures consist of three (3) storage sheds used for administrative hold, pesticide, agricultural chemical, and general storage as well as a carport and water tanks of various capacities. There is an existing fenced cannabis compost area on the project site, as well as an existing septic system. There is an existing dwelling on-site that is not proposed to be used for cultivation support, as well as a ramada of unknown dimensions located near the property entrance that is proposed for demolition. The proposed project would add a 320-sf shipping container to the project site proposed to house harvest storage, an immature plant area, and processing, bringing the total support square footage to approximately 3,460 sf. The proposed project includes use of an existing permitted groundwater well, and power is provided to the site via an existing connection to Trinity Public Utilities District. There is an existing portable gas-powered generator on site that would be used to provide emergency power for the project.

Reasons for Exemption
The Department of Cannabis Control has determined that the project is consistent with the local jurisdiction community plan and/or zoning designations. CEQA mandates that the project is consistent with the development density established by existing zoning, community plan, or general plan policies for which an EIR was certified and shall not require additional environmental review, except as might be necessary to examine whether there are project-specific significant effects which are peculiar to the project or its site. The project activity fits within the parameters included in CEQA Guidelines Section 15183 and the activity does not require additional CEQA analysis.
