The full parcel area is 1.03 acres and has a land use designation of light industrial (IL). The City of Santa Rosa supplies water to the project and PG&E issued a Will Serve letter for power. Any wastewater will be treated by the City Sewer Treatment facility.

Class 32 Categorical Exemptions are consistent with applicable general plan designation and all applicable general plan policies as well as with applicable zoning designation and regulations, occurs within city limits on a project site of no more than five acres substantially surrounded by urban uses, has no value, as habitat for endangered, rare or threatened species, would not result in any significant effects relating to traffic, noise, air quality, or water quality, and can be adequately served by all required utilities and public services. None of the exceptions to this exemption defined in Section 15300.2 apply.
