The proposed project would comprise four components: (1) demolition of the existing Amway Nutrilite Center Campus (2) rezoning Light Industrial (ML) to Medium-Density Multi-Family Residential (RM-20); (3) general plan land use change from Light Industrial to High-Density Residential; and (4) the construction of a new residential development at 5600 Beach Boulevard. Proposed development at the project site would include 281 new units—50 affordable senior housing apartments, 117 duets, and 114 townhomes— shared and private open spaces. The project site would include new private residential streets that would be accessible via Beach Boulevard and Darlington Avenue.
