There are no existing land uses except for one residential unit, with the only former use being a motor court/motel. Otherwise, the parcels are wooded and undeveloped, although the northwestern area of the proposed trust parcels was previously used for commercial operations. The County has established zoning designations for the proposed trust lands as Planned Development. This purpose of this County designation is to provide flexibility in the application of zoning standards for proposed developments that incorporate an innovative mix of building types and land uses.
Document Description
This Environmental Assessment (EA) has been prepared for the BIA to support the application of the Pit River Tribe (Tribe) for land considered to be within the Tribe’s 100-square mile “Reservation” to be placed into federal trust (Proposed Action). This land, known as the “Four Corners property,” consists of approximately 40.24 acres (proposed trust parcels) approximately 4.4 miles east of the unincorporated town of Burney in Shasta County, California. The land is currently owned by the Tribe in fee simple status and is intended for future use contingent on funding opportunities for economic development as a truck stop, hotel, restaurant, recreational vehicle (RV) park, commercial shops, along with tribal use via development of an Office of Emergency Services (OES) building (Proposed Use). The BIA will use this EA to determine if the Proposed Action would result in adverse effects to the environment.
