Document Description
The proposed project consists of a General Plan Amendment (GPA) and Rezone affecting two parcels (051-195-003 & 051-156-002). The GPA would re-designate the parcels from Light Industrial (LI), Medium Density Residential (MDR), and Open Space (OS) to Heavy Industrial. Concurrently, the project includes a rezone from Agricultural Rural Exclusive (ARE) to Industrial (IH) (Heavy Industrial) zoning. Following approval of the GPA and Rezone, the applicant proposes to construct a ±12,000-square-foot shop/warehouse building. Associated improvements would include installation of landscaping buffers, upgrades to on-site parking areas, and minor drainage improvements. The proposed industrial use would be permitted by right under the IH (Heavy Industrial) zoning designation.
