Document Description
A request by Brian and Debra Larson for a Minor Use Permit to allow the construction of a 600 square foot home office with an attached 500 square foot greenhouse, 467 square foot patio, 250 square foot shed, 100 square foot ground mounted solar array and a 230-foot-long driveway. Reasons for Exemption
The project qualifies for a, Categorical Exemption (Class 3) pursuant to CEQA Guidelines Section, Sec. 15303, New Construction or Conversion of Small Structures, because the project consists of a home office, greenhouse, patio, and driveway accessory structures that are intended to support the primary residential use of the property. The project is not located in an area which may have an impact on an environmental recourse of hazardous or critical concern which is designated, precisely mapped and officially adopted by a federal, state or local agency. Further, there are no unusual circumstances surrounding the project. The proposed project is surrounded by other similarly developed residential rural lots and the project is proposed in an area previously disturbed during the construction of the primary dwelling unit. The proposed project does not impact any scenic resources for any officially designated scenic highways. The proposed project is not located on a site which is included on any hazardous waste site list compiled pursuant to Gov. Code § 65962.5. The proposed project does not involve or does not cause a substantial adverse change in the significance of a historical resource.
