The project qualifies for a Categorical Exemption (Class 1) pursuant to CEQA Guidelines Section 15301 (Existing Facilities) because the project consists of the partial demolition and interior remodel of an existing approximately 984 square-foot single-family residence, and an approximately 763 square-foot addition for a total of a 1,747 square-foot single-story residence. The project includes the construction of a new approximately 590 square-foot attached garage, approximately 520 square feet of patio and entry porch areas, driveway, on-site septic system, and support appurtenances. Further, there are no unusual circumstances surrounding the project. The project is in a generally residential area with similarly developed lots. The proposed project does not impact any scenic resources for any officially designated scenic highways. The location of the proposed project is not within any hazardous waste site compiled pursuant to Gov. Code § 65962.5. The proposed project does not involve a substantial adverse change in the significance of a historical resource. Additionally, the project will not result in an impact to sensitive coastal resources, as there are no mapped resources on-site or in the general vicinity.
