Document Description
A request for a Conditional Use Permit minor modification to change the previously approved floor area for cannabis land uses within an existing building, as follows: 1. Decrease cannabis cultivation from 19,222 to 18,641 square feet; 2. Increase cannabis distribution from 2,590 to 3,493 square feet; 3. Increase cannabis manufacturing from 410 to 932 square feet; and 4. Increase cannabis dispensary delivery-only from 800 to 1,406 square feet. No exterior changes are proposed to the existing building or site improvements. The project site is a 1.23-acre developed parcel within the Heavy Industrial Zone (M-2S). On February 13, 2018, the Zoning Administrator approved with conditions a CUP for Cannabis Production (cultivation), within the existing warehouse building, and two proposed interior additions (Z17-199). The project involved the division of the building into two equal tenant spaces (front and rear), plus the addition of 2nd floor mezzanines in each separate tenant space, for a total approved cannabis cultivation area of 23,022 square feet in the entire building. The project also included SPDR for minor exterior changes to the building (entry-exit doors and roll-up door changes). On February 28, 2019, the Zoning Administrator approved with conditions a CUP for an 800-square- foot Delivery-Only Cannabis Dispensary, and a CUP Modification of the prior approved Cannabis Production use, to reduce the previously approved cannabis cultivation area by 800 square feet from 23,022 to 22,222 square feet (Z18-077). The proposed Delivery-Only Cannabis Dispensary was to be a separate tenant space carved out of the rear tenant space, at the northwest corner of the building. On February 03, 2020, the Zoning Administrator approved with conditions a CUP modification of the prior approved Cannabis Production use for a new tenant space for cannabis manufacturing and cannabis distribution, that will thereby reallocate the previously approved square footage of the specific areas devoted to cannabis cultivation, distribution, and manufacturing (Z19-128).
