Document Description
The applicant is proposing to divide a single legal parcel totaling approximately 1.77 acres into seven parcels and a remainder, resulting in the following parcel sizes: Lot 1 = 6,546 square feet, Lot 2 = 8,038 square feet, Lot 3 = 5,337 square feet, Lot 4 = 5,620 square feet, Lot 5 = 5,653 square feet, Lot 6 = 5,558 square feet, Lot 7 = 5,462 square feet, and a Remainder Lot = 16,768 square feet. The existing structures on Lots 1 through 7 will be removed as part of the project. The existing primary home will be maintained on the Remainder Lot. The removal of on-site trees is anticipated to allow for development. The Remainder Lot will maintain access from Sunset Avenue through an existing driveway. The seven lots will be accessible from a new connector road proposed to tie into the existing Shrewsbury Avenue and Glenbar Way on the east side of the project site.

Section 15183 (PRC Section 21083.3), provides that projects which are consistent with the development density established by zoning, community plan, or general plan policies for which an environmental impact report (EIR) has been certified "shall not require additional environmental review, except as might be necessary to examine whether there are project-specific significant effects which are peculiar to the project or its site."
