The project consists of the following entitlements: 1. A Tentative Parcel Map to subdivide an existing 1.87-acre parcel into two new parcels within the Light Commercial zoning district. 2. A Design Review to determine substantial compliance with the Sacramento County Countywide Design Guidelines (Design Guidelines). The proposed parcel map will split the existing commercial site into two new commercial parcels, in which each parcel will retain one existing commercial building, along with existing paved parking lot and on-site landscaping. No new development is proposed with this request.

Class 15 consists of the division of property in urbanized areas zoned for residential, commercial, or industrial use into four or fewer parcels when the division is in conformance with the General Plan and zoning, no variances or exceptions are required, all services and access to the proposed parcels to local standards are available, the parcel was not involved in a division of a larger parcel within the previous 2 years, and the parcel does not have an average slope greater than 20 percent. The proposed project includes the split of a 1.87-acre parcel into two parcels. The subject property is located in an urbanized area as identified by United States 2020 Census Urbanized Area maps and the project includes a division of land which would be in conformance with the County's General Plan and Zoning Ordinance without inclusion of a variance or development exception. The project site includes two existing commercial structures, with shared cross access drives, and connections to public utility services. Therefore, the project as proposed is exempt from the provision of CEQA.
