The applicants, Anita Marie and Jacqueline Danila Martinez, are requesting approval for a minor subdivision of land. The proposed action involves dividing an existing ±0.42-acre parcel into two distinct lots. Proposed Parcel 1 would comprise approximately 0.10 acres and includes an existing residence that has been occupied by the Maldonado family since 1998. Legal and physical access to the parcel would continue to be provided via Fawcett Road. Water and sewer services would continue to be supplied through existing water and sewer service lines provided by Heber Public Utility District (HPUD). Proposed Parcel 2 would comprise approximately 0.32 acres and includes an existing residence which is currently occupied by the Martinez family. Legal and physical access to the parcel would continue to be provided via Fawcett Road. Water and sewer services would also be provided by HPUD. No changes to the existing zoning designation or land uses are proposed as part of this request.
