Document Description
The project consists of a division of an existing 3.83-acre parcel, in General Commercial (GC) zoning district, into three parcels. There are currently three existing office buildings on the parcel which will be reconfigured to contain one building per parcel.
The project consists of the following entitlements:
1. A Tentative Parcel Map to allow subdivision of an existing 3.83 acre parcel developed with an industrial office complex under Zoning Agreement 1989-0879 into three new parcels.
2. A Design Review to determine substantial compliance with the Sacramento County Countywide Design Guidelines (Design Guidelines).

Reasons for Exemption
Class 15 consists of the division of property in urbanized areas zoned for residential, commercial, or industrial use into four or fewer parcels when the division is in conformance with the General Plan and zoning, no variances or exceptions are required, all services and access to the proposed parcels to local
standards are available, the parcel was not involved in a division of a larger parcel within the previous 2 years, and the parcel does not have an average slope greater than 20 percent. The project consists of a minor subdivision of a 3.83-acre parcel, in the General Commercial (GC) Zoning district, into three parcels.
The division is in conformance with the General Plan and zoning. Additionally, the project has not been involved in a division within the last 2 years. The parcel is currently developed with three office buildings; the result of the project would separate the buildings into individual parcels. The project is limited to a land division and does not involve exterior improvements. Therefore, the project is exempt from the provisions of CEQA.
