The project is a 30-unit residential project in a mixed-use overlay district where residential uses are permitted. The site is less than 5 acres in size and surrounded by urban uses including the busiest arterial street in the City. The project will not disturb a seasonal creek that bounds the project - no special status species have been observed in the area of disturbance. No significant traffic, noise, air quality, or water quality impacts are anticipated. The City has adequate water, sewer, solid waste, and other public services capacity to serve the project. Other private utilities are also available to the project.
