Document Description
The applicant is requesting this division of approximately 21,112 sq. ft. into three parcels with a required Final Map: Proposed Parcel No. 1 = 7,038 sq. ft., and Proposed Parcel No. 2 = 7,038 sq. ft., and Proposed Parcel No. 3 is 7,036 sq. ft. The subject site is within the R-1 (Single Family Residential) Zone with a Land Use Designation of Low-Medium Density Residential, in the Pixley Urban Development Boundary. The two existing residences on the site, as well as the existing detached garage, are planned to be demolished after new parcels are established. Proposed Parcel No. 1 contains a portion of one of the exiting residences, with plans with place for a Single-Family Residence. Proposed Parcel 2 and 3 each contain a portion of an existing residence to be demolished.

Reasons for Exemption
This action is consistent with Section 15303, Class 3, pertaining to New Construction or Conversion of Small Structures. The three resulting parcels will include proposed single-family residences within the proposed parcel boundaries and would allow for new construction under the Tulare County Zoning Ordinance if the project is approved. The division of land would not result in the number of structures on the resulting parcels exceeding the maximum allowable on any legal parcel.
