Reasons for Exemption
The project consists of interior and exterior alterations to an existing private facility, including the restoration and rehabilitation of deteriorated or damaged structures, pool facilities, mechanical equipment, and plumbing and electrical units that will be brought to current standards for public health and safety purposes. The project includes the replacement and reconstruction of 5,283 square feet of resort area, and the addition of 5,767 square feet of additional new resort area, as well as landscaping, an expanded parking area, and infrastructure improvements. These activities are categorically exempt from CEQA review under Class 1 – Existing Facilities (CEQA Section 15301), Class 2 – Replacement or Reconstruction (CEQA Section 15302), Class 3 – New Construction or Conversion of Small Structures (CEQA Section 15303), Class 4 - Minor Alterations to Land (CEQA Section 15304), and Class 11 - Accessory Structures (CEQA Section 15311).
