Reasons for Exemption
The project is exempt from CEQA pursuant to Sections 15301-15304. Section 15301 (Existing Facilities) is applicable because the project includes removal of the existing staff trailer. Section 15302 (Replacement or Reconstruction) is applicable because the existing staff trailer and associated utilities will be replaced with upgraded utilities and new tiny home, with negligible or no expansion of use. Section 15303 (New Construction or Conversion of Small Structures) is applicable because the project includes replacing the existing parking space with an ADA compliant parking space. Section 15304 (Minor Alterations to Land) is applicable because minor land disturbance is required to remove the existing utility infrastructure and install the new infrastructure for the tiny home. Additionally, the project will not impact environmental resources of hazardous or critical concern that are designated, precisely mapped and officially adopted by government agencies; does not contribute to cumulative environmental impact; will not have a significant impact on the environment due to unusual circumstances; does not damage scenic resources within a designated state scenic highway; is not on the list of Hazardous Waste and Substance Sites pursuant to Section 65962.5 of the Government Code; and does not cause adverse change in the significance of a historical resource.
