Document Description
The project is on a 40-acre property at 8380 Garabaldi Street (APN 036-001-051) south of Mountain Ranch in Calaveras County. The property is rural, slightly forested, and zoned as RA-20. The grow site is approximately 300 feet southwest of the private residence, within a half-acre, fenced area previously used for gardening. The project proposes 5,088 sf of canopy area, and canopy area is not to exceed 10,000 sf. The canopy area is set back at least 200 feet from property lines. Water for the grow would be provided by a permitted on-site well.

Reasons for Exemption
The Department of Cannabis Control has determined that the project is consistent with the local jurisdiction community plan and/or zoning designations. Calaveras County Board of Supervisors certified an Environmental Impact Report (EIR) for the Medical Cannabis Cultivation and Commerce Ordinance Project in January 2018. CEQA mandates that the project is consistent with the development density established by existing zoning, community plan, or general plan policies for which an EIR was certified and shall not require additional environmental review, except as might be necessary to examine whether there are project-specific significant effects which are peculiar to the project or its site. The project activity fits within the parameters included in CEQA Guidelines Section 15183 and the activity does not require additional CEQA analysis.
